    About this House

Experience the ultimate in privacy and seclusion on this exceptional 50-acre ridgetop property located in the hills of northeastern Kanawha County near Clendenin, West Virginia. Positioned at the end of a dead-end road, this wooded sanctuary offers the peace and solitude that only a true mountain retreat can provide.
This property features ideal ridgetop access, making it easily accessible while maintaining its secluded character. The elevated position provides not only practical advantages for development but also captures the natural beauty of West Virginia's rolling mountains. The ridgetop location ensures excellent building sites with potential for stunning views while offering natural drainage and cooler mountain breezes.
The property has been thoughtfully managed with a recent selective timber harvest that has transformed the forest dynamics in ways that benefit both wildlife and future landowners. By opening up the canopy, this harvest has created excellent wildlife cover and stimulated vigorous natural regeneration of native trees and forbs. This new growth provides superior browse and habitat diversity that has already begun attracting and supporting abundant wildlife. The combination of mature forest edges, regenerating areas, and varied cover creates the perfect mosaic habitat that game animals prefer.
Wildlife populations on this property are exceptional, with trail cameras documenting several mature bucks and impressive black bears over recent years. The property supports healthy populations of whitetail deer, black bear, and wild turkey, making it a hunter's dream. The recent forest management has only enhanced the habitat quality, ensuring these populations will continue to thrive. The diverse cover created by the selective harvest provides ideal bedding areas, while the regenerating vegetation offers abundant food sources throughout the seasons.
Located at the end of a dead-end road, this property offers unmatched privacy and security. You'll have no through traffic, no unexpected visitors, and complete control over access to your land. This level of seclusion is increasingly rare and highly valued, whether you're establishing a hunting camp where you can leave equipment without worry or creating a private homestead away from the pressures of modern life.
The property's location strikes an excellent balance between seclusion and accessibility. While you'll enjoy complete privacy, you're still within reasonable driving distance of necessary amenities and services. The property sits approximately 30 minutes from Elkview, 45 minutes from Clendenin, and 50 miles from Charleston, WV. This positioning means you can escape to your private retreat while still having access to supplies, medical care, and other necessities when needed.
This versatile property is perfectly suited for multiple uses. It would make an exceptional hunting camp, with its proven wildlife populations and recent habitat improvements ensuring excellent hunting for years to come. The ridgetop access and relatively level building sites make it ideal for establishing a camp structure, whether a simple cabin or a more elaborate lodge. Alternatively, this property would serve beautifully as a secluded homestead, offering the space and privacy to live self-sufficiently while surrounded by nature.
The recent selective harvest has not only improved wildlife habitat but also opened up possibilities for food plots, orchards, or other land management activities. The increased sunlight reaching the forest floor means you could easily establish small clearings for supplemental wildlife feeding areas or personal use without major clearing efforts. The property's 50 acres provide enough space for multiple activities while maintaining the natural beauty and wildlife habitat that make it special.
The property features an established trail system that makes all 50 acres accessible by ATV, allowing you to easily explore, hunt, and manage every corner of your land. These trails wind through the varied terrain, providing excellent access for game retrieval, property maintenance, and recreational riding. The recent selective harvest has actually improved trail conditions by allowing more sunlight to reach the trail surfaces, reducing moisture and mud while promoting grass growth along trail edges. Whether you're checking trail cameras, maintaining food plots, or simply enjoying a recreational ride through your own private forest, the ATV-accessible trail network ensures you can fully utilize and enjoy the entire property.
For those interested in sustainable land management, this property demonstrates the benefits of responsible forestry practices. The selective harvest has enhanced the property's ecological value while maintaining its aesthetic appeal and privacy. Future management could include continued selective harvesting, wildlife habitat improvements, or simply allowing the forest to mature while enjoying the recreational benefits.
The ridgetop setting provides natural advantages, including good drainage, reduced flooding risk, and often cooler temperatures in summer. These elevated areas typically offer the best sites for home construction, with easier access to utilities and reduced site preparation costs compared to steep slope development. The existing access to the ridgetop means the most challenging aspect of mountain property development has already been addressed.
Whether you're a serious hunter looking for your next trophy, a family seeking a private recreational retreat, or someone dreaming of an off-grid homestead in the mountains, this 50-acre property delivers on all counts. The combination of proven wildlife populations, recent habitat improvements, complete privacy, and accessible terrain makes this a rare find in today's market.

"Small town where everybody knows their neighbors and are willing to be neighborly. Weekend community cookouts are common and so is sitting on your neighbor’s porch (or them on yours) having a drink and truly enjoying each other’s company. Good place to take walks as the streets are not crowded and the speed limits are low. Great place to raise a family or to retire. "
