    About this House

This 77.61+/- acre tract on Blue Spring Run Rd in Alleghany County, Virginia gives you a rare combination: real acreage, real recreation, and real convenience, all in one property. The tract adjoins the George Washington National Forest, putting thousands of acres of public land right off your back property line. With over 1,800 feet of road frontage, access on and off the property is easy year-round, a detail that matters as much as the acreage itself when it comes time to build, hunt, or simply enjoy the land.

Roughly 15+/- acres of the property are open fields, and they've been well maintained, giving you a head start whether the plan is food plots, pasture, or simply keeping the land in the kind of shape that makes it easy to walk and easy to hunt. A network of ATV and U trails already runs throughout the property, so exploring the full 77.61+/- acres, from the fields to the timber to the mountain edges, is straightforward from day one. A small pond adds a water feature to the tract, always a draw for wildlife and a nice spot to sit at the end of the day.

What sets this property apart is the view. The surrounding mountains are visible from multiple points on the tract, and with several potential building sites scattered across the acreage, there's flexibility to choose a homesite or cabin site that takes full advantage of that scenery. The setting is rural, quiet, and framed by national forest, but it's only minutes from everyday amenities, giving you the seclusion of the mountains without sacrificing convenience.

For recreation beyond the property line, the location is hard to beat. The Potts Mountain Jeep Trail, a well-known off-road route through the George Washington and Jefferson National Forests, sits right in the immediate area. Lake Moomaw and Douthat State Park, both known for fishing, boating, and miles of hiking and mountain biking trails, are a short drive away. For those wanting a resort getaway close to home, The Omni Homestead Resort in Hot Springs and The Greenbrier Resort in White Sulphur Springs, WV are both within reach. Whether the goal is a hunting camp, a mountain homestead, or a recreational retreat with national forest access at the doorstep, this Alleghany County tract delivers on all fronts.

"The neighbors are very nice and friendly. The school system is very great, close to the YMCA, close to hospitals and doctors great grocery stores."
    • Christina Bowen
"I live in a rural part of Covington where there isn’t any public transportation available. It is a wonderfully quiet area and I am very happy to be here. "
    • Leonhardtashley
"it's nice if you stay on the other side of town away from the mill. that side of town is okay, depending on the street but the mill is terrible to look at and smell"
    • Wade.guillory
"There is a farmers market on Saturdays and local sports team events that enable the community to come together. "
    • Hannah T.
"It’s a great place to live. Awfully small, an everybody knows everybody town. High poverty rate but is nice. "
    • kastwilightgem
"Unless your physically fit, mowing the lawn is nearly impossible. Not only is it on a cliff, the front yard is concave! One of the side yards floods every time it rains. Both trees in the front yard are dead and ready to fall onto the house down below. The driveway is pitched at a 45 degree downward slope. The carport also floods. The nearest city is fifteen minutes away. It has minimal shopping, nightlife and dining. There are only three parks; all extremely small and lacking. The main street in downtown consists mostly empty store fronts. Worse, just a few blocks away is the largest paper mill in the United States of America. Talk about stink! "
