Freshly painted inside and out. New fixtures in the bathroom. Refinished hardwood floors. Two large bedrooms plus an office. Though the office has a window for ventilation, the window does not meet building codes for emergency egress and so the office shall not be used by tenants as a bedroom. Large laundry/storage room with washer and dryer in the rear of the house. Very large fenced backyard is great for pets which are negotiable but will require additional rent and an additional damage deposit if allowed. Close to everything in town - it's Mancos :)

Owner will pay water, sewer and trash service bills. Renter pays all other utilities including gas and electric, as a minimum and any other services desired such as internet or television service. Minimum lease is one year. Pets are negotiable but will require additional rent and an increased damage deposit. Tenant is responsible for watering and mowing the front lawn with owner provided hoses, sprinklers and lawn mower. Tenant is responsible for snow removal. No smoking inside of the premises.

"I've lived in the Mancos Valley for many years, a beautiful location between the La Plata Mountains to the east, and Mesa Verde and Sleeping Ute Mountain to the west. Durango, 30 min. away, has shopping, an array of eateries and activities, as does Cortez, 25 min. away. Outdoor activities in the region include hiking, rafting, kayaking, skiing, and even dog mushing. If you're looking for a safe and quiet, family oriented small town, Mancos can't be beat."

"Mancos is a cute town, with lots of creative people and a couple of really good restaurants. Outdoor recreation is everywhere! Only a half hour from Durango."
