CRITERIA FOR APPROVAL
Income: Combined net income must be at least 2.5x the rent
Criminal history: Reviewed case-by-case
Residential history: 3 years verifiable; evictions, broken leases, or unpaid rent may result in denial
A Current Residence Inspection (CRI) may be conducted as part of the screening process to verify occupancy and assess the general condition of the residence.
Credit: 640+ = Standard approval; 580639 = Additional deposit or cosigner may be requested; 580 = Denied. In addition to credit score, all credit reports are items such as bankruptcies within the past 5 years, patterns of late or missed payments, and accounts in collections or with past due balances. These factors may impact the final decision regardless of score.
Cosigner (if needed): Must have verifiable income, own a home, and good credit; does not guarantee approval. Cosigners may be requested if the applicant has borderline credit, limited credit history, or insufficient income or rental history

Additional grounds for denial:
Incomplete, incorrect, misleading, or fraudulent application information
