Albuquerque, NM Real Estate Insights

As the most populous city in New Mexico, Albuquerque is comprised of 534,323 residents with a median age of 39. Although considered dense in relation to it's sparsely inhabited home state, Albuquerque is surrounded by the eastern Sandia Mountains and a volcanic escarpment on the west, so the city feels hardly congested with widespread desert landscape nearby. Inside the city limits, Albuquerque retains roots to its Pueblo culture in Old Town, a historic district filled with Native American shops, museums, art galleries and eerie ghost tours. The district also contains memoirs from the Spanish settlers who arrived in the mid-1500s, including the San Felipe de Neri Church built in 1793, which is one of the oldest surviving buildings in Albuquerque today.
Those considering moving to Albuquerque might be looking for a more laid-back city with desert temperatures, but factoring in the budget is key before starting the search process. The real estate market in Albuquerque has tightened in terms of inventory year-over-year, with a 7.33 percent decline in number of homes for sale between 2014 and 2015. In addition, the average list price increased, from $227,460 to $232,227, over the 12-month stretch. Although prices improved slightly, small increases represent a healthy overall market, which is positive for future buyers who plan to sell down the road.
