<p><strong>Step # 1: Make Your Home Shine </strong><strong> </strong></p>
<p>A successful open house begins with cleanliness, so make sure that your home is ready to be shown.  This means the clutter should be removed and the home should be "staged" to allow potential buyers to envision themselves living in a beautifully decorated home.<strong> </strong></p>
<p><strong>Step # 2: Cross Your T's & Dot Your I's </strong><strong> </strong></p>
<p>Your next step to an open house is making sure that the price is right.  If the day is successful, you may be fielding offers within hours, so be ready to make a deal.  Most open houses are advertised locally in order to attract buyers looking to move into the area, which means a newspaper ad may have a lot of potential.  The advertisement should feature a photo, along with text that outlines all of the unique and positive aspects of the home.  The date, time and clear directions should also be given in the ad, along with the REALTOR'S® contact information.  Before your ad goes to press, make sure that you have proofread it to ensure accuracy.<strong> </strong></p>
<p><strong>Step # 3: Spruce Up Your Curb Appeal </strong></p>
<p>As buyers begin to show up for your open house, they will want to see attractive landscaping with an inviting atmosphere.  This will make them eager to see what's inside the home.  The front yard should feature an Open House sign with colorful balloons, but don't forget to place signs along the street (with permission, of course) to help potential buyers find you.<strong> </strong></p>
<p>Make sure the lawn is freshly cut and flower beds are well kept.  Any clutter, including bicycles or yard care equipment should be removed to produce a visually pleasing image of the home.  Make sure your windows and doors are sparkling clean and free of fingerprints.  Nothing should distract buyers from the prize, which is your house.<strong> </strong><strong> </strong></p>

<p>Before you make your final buying or selling decision, you should have the home inspected by a professional. An inspection can alert you to potential problems with a property and allow you to make an informed decision. Ask these questions to prospective home inspectors:</p>
<p><br><strong>1. Will your inspection meet recognized standards?</strong> Ask whether the inspection and the inspection report will meet all state requirements and comply with a well-recognized standard of practice and code of ethics, such as the one adopted by the American Society of Home Inspectors or the National Association of Home Inspectors. Customers can view each group's standards of practice and code of ethics online at <a href="http://www.ashi.org/" target="blank"><font color="#1e77b9">www.ashi.org</font></a> or <a href="http://www.nahi.org/" target="blank"><font color="#1e77b9">www.nahi.org</font></a>. ASHI's Web site also provides a database of state regulations.<br><br><strong>2. Do you belong to a professional home inspector association?</strong> There are many state and national associations for home inspectors, including the two groups mentioned in No. 1. Unfortunately, some groups confer questionable credentials or certifications in return for nothing more than a fee. Insist on members of reputable, nonprofit trade organizations; request to see a membership ID. <br><br><strong>3. How experienced are you?</strong> Ask how long inspectors have been in the profession and how many inspections they've completed. They should provide customer referrals on request. New inspectors also may be highly qualified, but they should describe their training and let you know whether they plan to work with a more experienced partner. <br><br><strong>4. How do you keep your expertise up to date?</strong> Inspectors' commitment to continuing education is a good measure of their professionalism and service. Advanced knowledge is especially important in cases in which a home is older or includes unique elements requiring additional or updated training. <br><br><strong>5. Do you focus on residential inspection? </strong>Make sure the inspector has training and experience in the unique discipline of home inspection, which is very different from inspecting commercial buildings or a construction site. If your customers are buying a unique property, such as a historic home, they may want to ask whether the inspector has experience with that type of property in particular.<br><br><strong>6. Will you offer to do repairs or improvements? </strong>Some state laws and trade associations allow the inspector to provide repair work on problems uncovered during the inspection. However, other states and associations forbid it as a conflict of interest. Contact your local ASHI chapter to learn about the rules in your state. <br><br><strong>7. How long will the inspection take? </strong>On average, an inspector working alone inspects a typical single-family house in two to three hours; anything significantly less may not be thorough. If your customers are purchasing an especially large property, they may want to ask whether additional inspectors will be brought in.<br><br><strong>8. What's the cost? </strong>Costs can vary dramatically, depending on your region, the size and age of the house, and the scope of services. The national average for single-family homes is about $320, but customers with large homes can expect to pay more. Customers should be wary of deals that seem too good to be true. <br><br><strong>9. What type of inspection report do you provide? </strong>Ask to see samples to determine whether you will understand the inspector's reporting style. Also, most inspectors provide their full report within 24 hours of the inspection. <br><br><strong>10. Will I be able to attend the inspection? </strong>The answer should be yes. A home inspection is a valuable educational opportunity for the buyer. An inspector's refusal to let the buyer attend should raise a red flag.</p>

<p>Clutter, which is defined as things that lie about untidily, is often linked to creativity.  So, just how much imagination will it take to tidy up your space?  To be exact, you can make it happen in 10 easy steps.  </p>
<p><strong>Step # 1: Set A Schedule</strong></p>
<p>You are much more likely to stick to a routine, whatever it may be, if you work on a schedule.  In addition, this allows you to clean when you can minimize interruptions and maximize your time.</p>
<p><strong>Step # 2: Set A Goal For Each Room</strong></p>
<p>If you can visualize what you want, you will be better able to achieve it.  By setting goals for each room, you can note the things that need changing and work toward that goal one day at a time.</p>
<p><strong>Step # 3: Create A Timeline</strong></p>
<p>When do you hope to have your home completely free of clutter?  One week, two weeks or even a month?  Depending on your schedule and the amount of clutter that you have, it may take anywhere from a few days to a few weeks before you can kick back and relax again.</p>
<p><strong>Step # 4: Start Small</strong></p>
<p>The clutter in your home didn't appear overnight, and it won't disappear overnight either.  If you start small, you will be less likely to get frustrated and give up midway through your cleanup.</p>
<p><strong>Step # 5: Categorize Your Clutter</strong></p>
<p>When cleaning, it's important to categorize your items into groups.  By separating the items that you want to keep, toss and donate, you will be able to move through your clutter quickly and efficiently.</p>
<p><strong>Step # 6: Letting Go</strong></p>
<p>A good rule of thumb for uncluttering your home is to get rid of anything that you haven't used within the past year.  If it's still useful, consider donating it to a good cause.  Otherwise, toss it.</p>

<p>When storing seasonal clothing, purchase a sturdy plastic storage bin with a lid and roll your clothes instead of folding them in an effort to maximize storage capability.  When full, snap the lid on and slide the unit into your closet.</p>

<p>Did you know that your choice of clothes hangers can greatly impact the storage capacity of your closet?  Wire hangers take up less space and can save your shirts from getting that annoying shoulder bump that often arises from the use of plastic hangers.</p>
<p><strong>Step # 9: Shoes Blues</strong></p>
<p>When it comes to storing shoes, many homeowners are fighting a losing battle with clutter.  How many pairs of shoes do you own?  How neatly are they stored?  If your shoe storage has you down, try purchasing clear lidded shoe boxes.  These handy creations can house each pair of shoes and can be stacked neatly in your closet.  And best of all, you can see your shoe collection without having to sift through a sea of sandals.</p>

<p>If you have medicine, food or anything else with an expiration date in the home, check to make sure that the items are still good.  If the expiration date has already come and gone, throw them away.</p>

<p>You would never dream of inviting guests to your house without making certain preparations, so don't invite potential buyers without first making the necessary updates by preparing your home to sell.  If you are like most sellers, you want to get as much as possible for your home and you want to do it as quickly as possible.</p>
<p><strong>Letting Go </strong></p>
<p>After you've lived in a house, it becomes much more than four walls and a ceiling.  It's a home and it has a lot of good memories.  Your first step to preparing your home to sell is to realize that you will take these memories with you wherever you go, but you won't be taking the house.  It can be difficult to let go, but the task will be much easier if you start to think of it as a new beginning rather than an ending.<strong> </strong></p>
<p><strong>Cleaning House </strong></p>
<p>An important part of getting your home ready to sell is in staging the decor for potential buyers.  When you stage a home, you create an environment that is free of any personal items, such as photos and/or anything that stands out as being customized for you or your family.  When a potential buyer walks through your home, they need to envision their belongings and decor without being distracted by yours.  While these items may be special to you, they could possibly prevent the buyer from being able to imagine their own style complimenting the home.</p>
<p>In addition to removing any personal items, make sure that you remove any clutter from the home.  A clean home seems larger and more inviting, whereas a lot of stuff lying around could give the impression that the home is too small or cramped for storage.  Pack up any knickknacks, remove your children's drawings from the refrigerator and clean up your counter space in both the kitchen and bathrooms. </p>
<p><strong>Staging Your Home </strong></p>
<p>Now that your house is clean, it's time to put the finishing touches on the staging process.  A solid, neutral shade in a tablecloth should be selected for the dining room table.  Depending on your decor and wall coloring, a solid white, sand or ivory covering will work well.  In the center of the table, a vase with fresh cut flowers (or silk, if you have allergies) will add a nice accent.  Did you know that the kitchen and bathroom are two of the main selling points to any home?  Keep this in mind when preparing your home for potential buyers.<strong> </strong></p>
<p>The living room should have one focal point, whether it be a fireplace or breathtaking view of the outside world.  If you have too many features screaming out at potential buyers, they may feel overwhelmed, so focus on one aspect and make it shine.  If you have a mantle, line it with three candles that match your decor in color.  Place a large candle in the center with one smaller one on each end, which will be reminiscent of a perfectly matched bookend set.  A home with a stunning view should have window dressings that accent the positive, instead of hiding it.  If your furniture has a design of any kind, mask it with a solid slipcover to compliment the flooring or wall color.  Some homeowners also add a fresh coat of paint to their home, which will bring life back into a fading color.  Turn on the lights and open the blinds and draperies to create a bright and inviting environment throughout your home. <strong>  </strong></p>
<p><strong>Where To Store Your Stuff </strong></p>
<p>Now that you know how important it is to remove any clutter and oversized or bulky furniture, you need to know where to put it.  If you already have a new home, you can simply move it there.  Otherwise, you can put it into storage until you are ready to move.  It's important to leave some essentials in your former home for potential buyers to see, such as a dining room table, a sofa and chairs, bed, etc.  Any additional furnishings that seem to interrupt the flow of your home, or make it feel cramped, should be removed.  You do not want potential buyers to feel as though the house is too small.<strong> </strong></p>
<p><strong>Details, Details, Details . . . </strong><strong> </strong></p>
<p>As a final strategy to prepare your home to sell, make sure that you have any carpet stains removed, windows cleaned, fresh linens placed in the bedrooms and bathrooms, etc.  You would be surprised how many people pay attention to even the smallest of details, so be sure to fix any small repairs that could be a turnoff for buyers.  Last but not least, make sure your home looks just as good on the outside as it does on the inside.  This means that your lawn should be cared for, flower beds must be maintained and any outdoor clutter must be removed.<strong> </strong></p>

<p>Buying a home can be both exciting and stressful but, for those with past credit problems, the process may also seem intimidating.  The good news is that many lenders have adapted to the idea that many hopeful homeowners simply need a second chance, which means that past credit problems no longer have to define your future.</p>
<p><strong>Credit Blemishes </strong></p>
<p>When life unexpectedly takes a turn for the worst, it's not always possible to come out without a few bumps and bruises.  Every day, people are faced with late or missed credit card payments, mortgage foreclosures, bankruptcy proceedings, auto repossessions and even civil judgments that will affect their credit reports for years to come.  Whether it's from a job loss, injury or just a simple case of temporary hardship, credit blemishes are often a part of life.  The good news is that they no longer have to prevent you from becoming a homeowner.<strong> </strong></p>
<p><strong>Give Yourself A Little Credit </strong><strong> </strong></p>
<p>After experiencing a credit problem, most lenders will want to see an attempt to rebuild your credit through a steady payment history with a new account.  This can be accomplished by applying for a credit card and maintaining a responsible use of the account.  If you aren't approved for an unsecured card, you can always apply for a secured credit card.  Either will rebuild your credit over time and will help to show lenders that your past credit problems are just that - in the past.<strong> </strong><strong> </strong></p>
<p><strong>Clean Up Your Credit Report </strong></p>
<p>Before applying for a home loan, make sure that you check your credit report from each of the three major credit reporting agencies.  Every 12 months, consumers can request a free copy of their credit report from Experian, Equifax and TransUnion.  If anything is incorrect or found to be inaccurate, filing a dispute with the credit reporting agency can help to get the information corrected before speaking with a lender.<strong> </strong></p>
<p>When you apply for a home loan, the lender will access your credit report for the purpose of determining your creditworthiness.  In an effort to ensure that you have the best possible chance at being approved for the loan at the best possible interest rates, making sure that your credit report is accurate is a must.<strong> </strong></p>
<p><strong>Save Up For A Down Payment </strong><strong> </strong></p>
<p>Some homebuyers often qualify for a mortgage with down payments as low as five percent (three percent for FHA loans), but those with past credit problems may be required to shell out up to 35 percent or more for a down payment on their new home.  A buyer who pays a larger down payment obviously has more vested interest in the home and may, thereby, be less likely to default on a loan.  If you have past credit problems, check with your lender about specific down payment requirements and start saving!<strong> </strong></p>

<p>Not all real estate practitioners are REALTORS®. The term REALTOR® is a registered trademark that identifies a real estate professional who is a member of the NATIONAL ASSOCIATION of REALTORS® and subscribes to its strict Code of Ethics. Here are a few reasons why it pays to work with a REALTOR®. </p>
<p><strong>1. Navigate a complicated process.</strong> Buying or selling a home usually requires disclosure forms, inspection reports, mortgage documents, insurance policies, deeds, and multipage settlement statements. A knowledgeable expert will help you prepare the best deal, and avoid delays or costly mistakes.</p>
<p><strong>2. Information and opinions.</strong> REALTORS® can provide local community information on utilities, zoning, schools, and more. They'll also be able to provide objective information about each property. A professional will be able to help you answer these two important questions: Will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell?</p>
<p><strong>3. Help finding the best property out there. </strong>Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by your REALTOR® to find all available properties.</p>
<p><strong>4. Negotiating skills. </strong>There are many negotiating factors, including but not limited to price, financing, terms, date of possession, and inclusion or exclusion of repairs, furnishings, or equipment. In addition, the purchase agreement should provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. Your agent can advise you as to which investigations and inspections are recommended or required.</p>
<p><strong>5.  Property marketing power. </strong>Real estate doesn't sell due to advertising alone. In fact, a large share of real estate sales comes as the result of a practitioner's contacts through previous clients, referrals, friends, and family. When a property is marketed with the help of a REALTOR®, you do not have to allow strangers into your home. Your REALTOR® will generally prescreen and accompany qualified prospects through your property.</p>
<p><strong>6. Someone who speaks the language.</strong> If you don't know a CMA from a PUD, you can understand why it's important to work with a professional who is immersed in the industry and knows the real estate language.</p>
<p><strong>7. Experience.</strong> Most people buy and sell only a few homes in a lifetime, usually with quite a few years in between each purchase. Even if you have done it before, laws and regulations change. REALTORS®, on the other hand, handle hundreds of real estate transactions over the course of their career. Having an expert on your side is critical.</p>
<p><strong>8. Objective voice.</strong> A home often symbolizes family, rest, and security - it's not just four walls and a roof. Because of this, homebuying and selling can be an emotional undertaking. And for most people, a home is the biggest purchase they'll every make. Having a concerned, but objective, third party helps you stay focused on both the emotional and financial issues most important to you.</p>
