While the Realtor will offer  the house with the heated sqft and price.
When Trulia puts on the stats ,they don't use the heated sqft. price but they rather use the Total squft of the house including garage ,patio,front porch ,...which in turn then will bring down the per sq ft Sale price immensely.
Its a big difference if I divide $200.000 by 2600 heated sqft or the blown up 3300 sqft.

Therefor you do not get a true price.
Way to go for who ever is putting in the stats from the tax assessor.
How about looking twice ??
