Do you take into account how much work the actual agent has done? How would the sliding scale work?

Additional liabilities/conflict over single building TICs come to mind

http://www.trulia.com/voices/Home_Buying/Anyone_have_any_experiences_to_share_on_multi_bui-181502

I'm evaluating a 2-building TIC, where the TIC Agreement, for purposes other than land and property survey, only explicitly references 1-building, as I've seen most TICs are. I'm concerned about the liability of the cotenants of one building which contains a disproportionate number of cotenants, relative to how much they may (or may not!) care about the other building and vice versa! HOA dues (excluding taxes) are all divided equally. If good intent was always clear cut and everyone's best interest, I'm sure this would not be an issue - but situations where cotenants perceive less interest in the building they don't live in, concerns me. This could also mean problems in voting situations, especially majority type votes, for the minority.

Also, how is title percentage of a cotenant, normally (or potentially!) used in any matters regarding the property? The title nearly equally divides percentage share, yet one unit in particular is disproportionatly of less value than the others. thx!

Fri, 27 Nov 2009 14:49:28 PST

Can someone tell me if I can pick the parking space I like before close of escrow at Infinity?
