Nomatter what I put down, the seller will get the full amount of the sale at closing correct?  If that's the case and assuming that I'm a very strong credit worthy buyer who just doesn't have a 20% saving or a parent who will gift me the funds, the risk is really all with the bank lender is it not?  Are these assumptions accurate, and if so, why do sellers have so much issue with FHA other than having to go through the bureaucracy of getting FHA approved?

Part of my offer is a contingency that the house can be owner occupied. The sellers want a clause removing the contingency after I get proof the tenants (who will be month to month if/when this closes) don't have protected status. 

Why would the seller want this contingency removed -- and is that putting me at risk of not being able to live in the house even after having the tenants state they are not protected?  Thank you very much. Purchased one of the 485 West Mac Arthur Blvd. Condo units from the above Sold2U auction on August 9, 2009. Now as of Sept 21, 2009, having a hard time closing escrow as there are liens on the building and loan denied due to HOA litigation, any of which was not known until very late into escrow. Which options to take, trying to get a loan from another source or walk away from it and forgo the deposit?
