my question though- how should one do this? should I be open about it to both lenders, will I do 2 separate appraisals or just wait?

Our agent suggested getting together with the seller and asking them to hang in there with us while the bank figures out the appraisal.
I am not sure if this is the right move. I would like to get some feedback from those with experience.

this has never occurred to me before with any lender, e.g. even though he is considered self-emloyed, any other lender would count ALL his income, just that his income will be based on teh last 2 years tax returns, not on this years income..
