Today I finally put my foot down and demanded an answer of why it was taking so long. My Realtor had to get her boss involved to get to the bottom of things. Turns out they accepted another offer 2 weeks ago and were giving us the roundabout because the other offer may not have "sufficient funds" so they wanted to keep us on hold for they're benefit. We were generous enough to offer thousands MORE than the asking price however they have denied our offer without telling us, and wasted precious time that we are in need of! We are first time home buyers and must close before November 30 so we are on a time crunch! I would like to hear any feedback on this subject. i was wonderin if i am eligible for a USDA guaranteed loan...my house is currently for sale, probably won't make much if anything of the sale, my credit (middle) score is 760...i read that you cannot own a house and cannot qualify for conventional financing if you want to apply for USDA.....so do i have to sell my house first or can it be under contract to be sold...also what do they mean by conventional financing ? Recently updated outside and inside.  Also have pier.  32507 encompasses hundreds of  homes not on the water.   Mine has 90 ft on Bay. Lumping them all together does not provide a fair comparison and is misleading.   The house across the street from mine  (5275 Pale Moon)and not on the water probably has a $471,000 value.   A better comparison would be the house cited above  (5284 Pale Moon) which is  two houses south of mine and sold for $695,000 in June 2009.    We are in the Perdido Key area and a 5 minute drive to the Gulf.  Plus, my home is located in a golf course community which should increase the price due to access to the gof course.
