I received a call today from a buyer who said she already found a home, and she wanted me to represent her. "All I had to do was write up the paperwork." The deal was that I would be allowed to keep 25% of the commission, and I would refund her 75% in the form of a gift card. Obviously, I said no.

This buyer had called several folks on Trulia to get this done...I told her that no respectable Realtor would do this. "Oh, you're wrong," she said. "I found a loan officer that is going to do this for me. He's licensed as an agent."

This is not the way to do business. Further, how is this 'agent" going to protect her interest? Sadly, I know other agents that would have accepted this deal.

I know times are tough, but giving away our services and whoring out our profession is not the way to do things. Who is this buyer going to call when her deal goes south? A Realtor.

I previously asked a question here regarding the usefulness of a negotiating company, BGS3, while I represent a buyer. More over,  upon the listing agent's insistance that  the buyer would pay a 1% fee to a negotiating company. The premise from the listing agent is that this company would more quickly, and professionally get a short sale approved. Rightfully, several of you disagreed with the premise, and assumed that this was only to make up for a defiency in the listing agent's ability or desire. Those that wrote in were 100% correct on all assumptions. We are now 30  days after submitting our offer,and still have no determinable conclusion. 2% of sales are made on the 1st contact
3% of sales are made on the 2nd contact
5% of sales are made on the 3rd contact
10% of sales are made on the 4th contact
80% of sales are made on the 5th - 12th contact

From these numbers one could conclude  a big mistake agents make is the lack of consistent follow-up. If 80 percent of all sales are made between five and 12 contacts, it obviously requires follow-up to achieve any real level of success. Further observation shows each month after month five yeilds approximately 10% response.
