The plan gives the Federal Housing Administration the authority to insure loans for delinquent borrowers facing foreclosure. Administration officials said the new "FHASecure" program will allow FHA to guarantee an additional 60,000 refinance loans a year.

Because borrowers pay premiums on FHA mortgage insurance, the program is expected to pay for itself and can be implemented immediately as an administrative action. 

This could help?  Really the government helping the people, who ever heard of such a thing?

But in Florida where I Broker, the Seller chooses the title company because the seller traditionally pays for the owner's title insurance policy.  (why this is the case here is a whole other issue). The restrooms floors are  travertine tile.  The thousand dollar question:  Although there is no carpeting in the rest of the house should I keep the stairs with carpeting or should I tile the stairs.  Would I limit my buying audience (those with young or elderly)?

Comment frenzy ensues on this post. At some point the comments turn into a battle between a number of anonymous commenters plus one person who claims to be an employee of Eperks. The suspicious part is that all these commenters seem to come from the same block of IP addresses (76.206.0.161 - 167) that when traced lead you back to where ePerks lives
Now, it gets NASTY. This same ip block has been traced to personal attacks on Vlad himself. Calling him a Child molester http://www.rsspieces.com/eperks-sues-real-estate-blogger-blogosphere-unites-to-destroy-the-eperks-brand

We meet with 2 Realtors to show us different areas, with the up front knowledge that we were only scouting at this point and could make no commitment.  We also on our own checked out a few new home communities on our own.  

It turns out that we are very interested in a New Home Community, after touring the model and asking many questions as well as looking at the lots on the build site.  From what we learned here it seems that it is a must to have a Realtor represent you in dealing with the builder.

The problem:  We really liked Realtor #2.  Turns out the builder's agent knows/used to work with Realtor #2.  That fact is making us worry about using #2 especially since we are  the "outsiders" - Will #2 do their very best to get us the absolute best deal or will #2 stick with the old buddy and not work that hard to negotiate things.  We will be very reliant on the agent we select to help us with every step A-Z. Agents name, Email, Address of home ( which of course they can see on the Internet) and price. Each agent who is having an Open House would only have to print one page to hand out. I am open to any ideas. This can be a Realtor group effort, or a Trulian effort? Ideas?
Date? Rules? Theme? We can include other members of the industry, Loan officers, Home stagers, Inspectors.discount people & FSBO`s ( Ruth) etc...This really is a great time to buy a new home. If we as professionals don`t go out and tell the public. Who will?
