It's now a 3/2 (from the original crowded 4/2) with 1273 sf with 6300 sf lot.
Although everyone seeems to love the remodel and new floorplan their concerns are about the size and lack of a family room.
  I had originally planned to push out the back wall of the new kitchen (which is now where the original familyroom was located) to extend the area into a Great Room (ktchen/familyroom combo) by pushing the wall into the back courtyard 16' to 22' which would add 320 sf to 440 sf, maliking the total square footage 1593 sf to 1713 sf.
  It would cost about 2% of my asking price and could be done with permits in about 4 wks.
Should I do so and how much value and desirability would it increase?
It is presently listed just below 1M and I wonder if it would then likely sell at 30k to 50k over?
