He seemed to add a random figure for the compensation of size. So I was wondering how is this difference calculated?
In his report our home is listed as 2100 sq ft at $245/sq ft where as the comp house is listed as 1750 sq ft at $250 sq ft. But he only added a difference of 20K here. In the past 2 years  I’ve only took about 1 month off when I moved to California from another state. I currently have a preapproval with a cosigner, but the rate is ridiculously high and the conditions make my total housing costs impossible to afford.  I really need a mortgage professional/lender that has a direct connection with the underwriter that would do the loan.  My mid FICO is 751.  I have verifiable income with most recent paystub reflecting 33k annually (actually will make 40k). Escrow and seller were both informed. seller's agent could not be reached for an answer why cancellation instruction never been turned in to escrow for almost 5 mos.Until  seller's agent told me ,seller was upset with me, that he refused to sign cancellation instructions, blaming my action that lead to the foreclosure of his property. escrow made aware but can not do something until seller will sign the paper. However, when speaking with tenant of the unit at the time of the showing she stated that she was going to purchase it from the owner and was approved for an FHA loan about a month ago, but BOA would not do a spot approval with the reason strictly being because it was not an FHA approved complex. (End of story)  She was offered the “conventional” route and couldn’t come up with the down payment. I’ve been able to verify almost all of the information needed for the spot approval to go through: no right of first refusal, 61% owner occupied, no litigation, etc. etc.  So, my major questions are: Is Bank of America not doing FHA spot approvals anymore?  Has anyone had any recent success with them in getting an approval?
