He was not helpful at all. He seemed very rushed and did not answer my questions. I found the first home and he found the second. I was just not comfortable working with him at all. Shouldn't realtors  be willing to seek out answers and want to help the buyer? I am wondering if I owe him anything as I am considering a second look at the home I liked. He is selling the unit to me after finishing the remodeling job of that unit as per the specs that were included in the contract. the specs are very detailed and specifics. I even included SKU #s. When the market was scary, I was able to get a good deal a few months ago on this deal, now that the market is a little better, the seller wants out of the contract and he said he is not following the specs in the construction. 
I still want the deal and I wonder if enforcing the sale and the remodeling as per the specs in the contract is a fight that I should get into.
does anyone have an experience with similar situations? Is it possible to ensure the items in the specs are followed?

There is one other home with that asking price and everything elso is 160000 and below.  I like the idea of 160000 with seller's assist but some say that may be low balling (as the house is in very good condition) and the seller may not entertain my offer. What should I do?
