The buyers have now decided to cancel based on the 7 day inspection period and want their deposit back.  

The appraisal came back at the selling price on the day they decided to cancel, and they never even set up the inspection.  The contract reads they need to have an inspection completed within 7 days of the appraisal, so their reason for cancelling isn't even a valid one.  We feel we are more than within our rights to be awarded their deposit since we have lost the sale, valuable marketing time in addition to the basic aggravation of having to start over.

What are the chances of us recouping any additional damages basded on this default?

It's bank owned and a cash sale. They requested a letter from my bank to prove i have the funds by the next day. They also want me to sign an 18 page document titled 'BAC Home Loans Servicing, LP, a subsidiary of Bank of America, NA.
REAL ESTATE PURCHASE ADDENDUM' and send it back by the next day. It's a lot of legal talk i don't fully understand. Plus they want a $5000. deposit ASAP. It's a lot to get done in 1 day, especially when I have to work and there's a Canadian holiday tomorrow when everything will be closed. I'm new to this. Is this normal procedure? I'm feeling a bit rushed, almost bullied by the bank. Also is there anything i should watch out for? Extra fees, etc? I want to know that. 
(1)if there is any loan or mortgage on property before I buy florida property tax lien certificate, and owner is not abel to pay any amount, do I become responsible for remaining loan, mortgage or tax after buying tax certificate? 

(2).If I buy tax certificate for 2007, what happen if owner can not pay tax for 2008. There will be another tax lien certificate for 2008 issued by county? 
and what happens if 2007 and 2008 certificates owner are different?who has right to foreclouse property? 

(3)Who will responsible for property tax payment until property is forecloused, if owner do not pay any tax for any year after first lien certificate is issued by county administration. 

average how much is risk of buying tax lien certificate?Can I buy any certificate that offered or I need to check background? 

Which certificate is worth buying, property or vacant land ?Some says that vacant land has no maintanance requierment and low tax.

But since the sellers of the home already accepted the offer, can other individuals tour the house and make offer?
