I recently moved into my new purchased apartment and during closing the maintenance fee increase from $280 to $380 due to 'roof repair'. It is a 5 year old building without a doorman and 16 units in the building, so I am wondering where all the money is okay. Furthermore, our management agency is 'known' to be dubious from stories I've heard from friends and I really am not sure if I can trust the president of the condo association either.

What would be an appropriate start to see where all our maintenance fee is going to? Is $380 reasonable for a 5 year old, 4 story, 16 unit building with an elevator/garage but no doorman?

Thanks
Mark

Mon, 25 May 2009 08:44:46 PDT

HELP - FHA loan denied

http://www.trulia.com/voices/Financing/HELP_FHA_loan_denied-143139

My fiance and I applied for an FHA loan at PNC and was rejected last week due to the fact that my fiance does not have a 2 year solid emloyment. My fiance is a physical therapist and he does not last for more than a year in a job because of better opportunites. He & friends started a healthcare staffing company last april and we applied for an fha loan last may. He makes $7000 a month. He submitted W2's from his previous employment but loan was rejected due to the fact that he is self-employed since april. They want a co-signee for him for our loan to be approved but we could not find anybody. My salary is not enough for me to co-sign for him because of the huge amount we are borrowing. This bad news came 2 weeks before our closing date! Do we have other options? Should we apply for a conventional loan instead?

Mon, 6 Jul 2009 10:09:31 PDT

Avenel? Schools? Our home is beautiful, immaculately clean and well decorated (I am an Interior Designer). It is move-in ready. Our subdivision has a hodgepodge of homes, some very nice, others not so much. We have had several people drive for hours to view our home after seeing it online and falling in love. Once here, however, they walked around outside, didn't want to see inside, and we never heard from them again. One agent showed it earlier this week and led us to believe we would be receiving an offer, but we have not yet. He will not give us any feedback from the buyers...is this because my husband is the listing agent and the owner? Others who have viewed the home said they loved it, but then disappeared...were they not giving their honest opinion because my husband was the agent showing it? What is the problem in your opinion?

Fri, 3 Jul 2009 12:56:06 PDT

I am a first time home buyer buying an propety that is FSBO. With a 3 bedroom, 2 bath, 2000 sq. foot house could anyone tell us what the following average costs would be per month: heat, water, electrical, home insurance, nanny for a newborn, etc. We would also like to get an idea of emergency costs such as the cost of replacing a roof, replacing a boiler, a gas/oil tank or anything else you can think of that might apply to owning a house in this area.

The radon test we had done came in high. The first reading was 10 pCi/L, which was a shock to all parties involved. We then had two more (simultaneous) tests done. One came in at 4.4 pCi/L and the other at 4.6 pCi/L. No one can explain the discrepancy between the first and subsequent readings. The sellers are willing to remediate immediately. The two questions we have are: (1) is a high radon reading common in this area and (2) will a remediation system affect resale value (we are paying over $1M for the house)?
