The loan lock will expire end of July. It looks like we need 60 days from today to close on our house purchase.

The interest rate for 30 year fixed conventional loan has been dropping and today to merely above 5%.

Our current loan lock with BANK A allows us once chance to get to a lower rate. Then purchase at 1 point to extend another 30 days to reach end of August, the projected closing date.

Is it possible that we end the current loan lock now. and get a new loan lock with today's lower rate? (We havent heard from our lender yet)

Our escrow has been open.

What's in the best interest of ours to proceed? Should we get a second loan locked in at a lower rate as a back up? Or else? Please shine your light. Thank you in advance.

Thu, 2 Jul 2009 17:14:16 PDT

Is the signature of the buyer's agent's broker required on the Purchase Agreement when submitting an offer?

http://www.trulia.com/voices/Agent2Agent/Is_the_signature_of_the_buyer_s_agent_s_broker_req-142459

This is probably a stupid question but I'm a new agent in the business and writing up my first offer. On the California Residential Purchase Agreement and Joint Escrow Instructions form, under the "REAL ESTATE BROKERS" section, my broker needs to sign it; however, he is away for a while and there's no one else can sign for him. My buyer wants to submit this offer as soon as possible. So, can I submit the offer without my broker's signature? And just have him sign it after the seller accepts the offer (if he accepts) and before opening escrow?
