One of the offers exceeded what the bank uptimately got for the property at auction by close to $20K.

I know there is a lot of legislation and new programs coming to help homeowners avoid pending foreclosure.  I'm just curious if there are any provisions being discussed that would offer any kind of recourse or assistance, financial, legal or otherwise, to those whose homes were lost just prior to all the foreclosure-prevention initiatives being debated and/or implemented now.

My lender (WAMU) gave me the criteria I would have to meet to effect a short sale and avoid the foreclosure.  I had the home professionally staged and over 4 months, produced three pre-qualified buyers with offers.  As soon as the offers were on the table, WAMU ceased communication with all parties. When she asked if I was represented, I said, I will be using Redfin, to which she made a disdainful face and attempted to talk me out of it. She claimed that they don't do any work and she would have to do all the work. She went on to claim that they are sloppy with their paperwork (funny, since they don't do any work) and are often agents who are unable to make a living getting their own clients. She offered to write up the offer for me for "free." When I pressed her with, "what do you mean by "free?" Does that mean you will refund me the entire co-broker commission to me, the buyer?" To which she became huffy and said, "That will never happen!" When pressed to tell me what co-broker commission she was offering; she replied, "That is confidential information." We parted not on the best of terms.

Given the above exchange. If we all promise this, then maybe we can all sell our homes, that are just sitting at great low prices. I feel like a hypocrite even looking at Bank repos.. And they are not that cheap. I know 5 people at my church who have been trying for a year and keep losing out. One of them ended up costing more then a regular nice home and it was a fixer.. So lets all start buying and selling each others homes and forget the repos, that have caused us all so much anguish. Some of us did not buy over our heads, we just need to move on for work or family reasons..God help us all...
