right now it's nov. and i found a house i really like at a ridiculous cheap price and i wanna buy it before someone else does, do i have ANY chance at getting a morgage for a ~550k house if i can afford to put 50% cash down, up to 70% if needed  in december? i should also mention i have GOOD credit history, not GREAT cause i haven't really bought any expensive things yet. although anytime i use credit cards i always pay off ASAP. i would put more down if i could put i need to set aside some for taxes and investments.

Do you take into account how much work the actual agent has done? How would the sliding scale work?
 
Also what's typical these days? We're pre-approved for an FHA mortgage of up to $250,000, and have been looking like crazy in the Santa Rosa area. 

We've looked at about 30 (maybe more) homes, and made offers on 4, all over the gamut on pricing, location and style of house, and of all of which we have been outbid on. We've had about 6 houses go into escrow before we could even see them (I'm talking a matter of 2-3 days between our agent sending us the listing, and the house going into escrow). Our latest discouragement was to find out that even bidding almost $40k over the asking price, we still did not get the house we loved. 

Other than being patient and to keep at it (we are, but we're getting sooooo discouraged), is there anything we should/can do to make ourselves more attractive buyers or to help our situation?
