My fiance is a physical therapist and he does not last for more than a year in a job because of better opportunites. He & friends started a healthcare staffing company last april and we applied for an fha loan last may. He makes $7000 a month. He submitted W2's from his previous employment but loan was rejected due to the fact that he is self-employed since april. They want a co-signee for him for our loan to be approved but we could not find anybody. My salary is not enough for me to co-sign for him because of the huge amount we are borrowing. This bad news came 2 weeks before our closing date! Do we have other options? Front end ratio of 23.7% back end ratio of 44.6%. Our loan has passed the automated underwriting system and is the process of going to to the actual underwriter. My wife and I gross $9822.34 per month with $4387.52 debt payments each month including our new mortgage of $285,719 with a monthly payment of $2334.62. Our low mid credit score is 705. Our loan officer seems to think we shouldn't have a problem getting FHA approval. What worries me is that we were denied for a conventional loan. We plan on putting 3.5% or more if necessary up to about 10% down. We just settled on the home in Oct 2008.  It was a bankruptcy property.  We literally gutted the entire house, and put in new everything.  New kitchen with granite, hardwood floors, ceramic tile, new tub, toilet, sinks, lighting fixtures, new roof, all new carpet, landscaping etc.  We did not move in for 8 weeks when most of the work was completed.  The last room not finished is the master bathroom.  It is very large, and we are doing the remodel ourselves so it is taking time.  We don't need the bathroom because the other 1 and 1/2 baths are completed.  Tthe mortgage company will not let me refinance until the bathroom is completed  because the appraiser gave its value with the bathroom completed.  The mortgage company want us to take out an additional $10000 on the loan, and have them hold it in escrow until the bathroom is completed.  They are calling it a cost to cure.
