If I were you, I'd buy the newest townhome available in Gregg's Landing as if for any reason you have to re-sell in the next 10 years, it's most likely to retain it's value: 0-10 years old is the window of opportunity for best resale. For this reason I would also consider the "Bayhill" part of the subdivision which includes a listing I have on the golf course there that's even better than new because it's still perfectly neutral, but has been professionally painted (white) with custom window treatments and appliances added. It's being offered at below what the owner paid for it as a job transfer makes it necessary to sell. If you'd like more information about it, just let me know! That's pretty much the average right now. Not a lot of activity, but at least you did have one. It is August now, and the kids are on their way back to school soon, people are still on vacation, it's always slow in August. Usually the market picks up in September, so hopefully you'll have an increase in showings.
There are staging companies that charge anywhere from $70 - $100 for the first hour of consultation. Sometimes when you hire them to stage your home they will drop that initial fee. The charges are according to the size of the home, how many pieces they have to bring in and the time it will stay in the house.
