Hello David - There are currently 25 rentals on the mls right now in Trumbull, the majority of those are condos, however, there is one home on Madison Ave (single family, 2700 SF), rental price is $3000/month and it is under deposit. I would imagine you could get anywhere from $2500 - $3000/month.

If you haven't visited with any qualified loan officer(s) yet, do visit, see exactly what your budget can handle and check your credit score--their scoring is different--if your credit does need improving your loan officer can suggest how to best improve it in the fastest time. Currently FHA loans do require a minimum score of 620 and 3.5% down, there may be some lenders that will work with a lesser score, however the interest rate is higher.... more
I'm a local Realtor in Newtown and used to work for an agency such as the one who is purchasing next door to you when I lived in New York. My experience is that many neighbors are not happy when a group home moves into the neighborhood and you are correct that this type of housing is exempted by the State (like a church or school).
The agency who will own the home next door to you is regulated by laws of all sorts. They must keep the home up and may even make upgrades to the home that will increase its value. Most of the time, these homes do not stick out like a sore thumb.
You can petition the state for a tax break; however, it is not the state who determines the taxes on homes. It is the local government.
