My husband and I both have middle scores of 655..he has a judgement that we will be paying off this week.
Also we do have collections but they are all old (nothing within the last 3-4 years)

You shouldn't have a problem with a 653. You should go ahead and talk with a mortgage originator so they can tell you exactly what to do.

I would imagine it'd be considered a reasonable attempt, but you'd get a whole lot more exposure (and better odds of selling) if you hired a Realtor.

I have talked with people that said their note was lower for a while and then returned to the original amount. I have not heard anyone state the note was higher.
