And I gather that you don't think that the LISTING price reflects that work?
Or, are you assuming that the LISTING price is the Market Value for a nice, complete, finished house, and therefore you are deducting money for the things you want to do?
Have you worked with a Realtor to determine what the Market Value of the house is?
That would mean that everyone is picking numbers out of the air, and calling them REAL?
Please call a Buyer's Agent and do it right.

You can not rely on Zillow in our area at all. Each community is community specific and the comps you would want to look at would be comparables in that community. You should be able to get sold data from your agent. I am happy to help but if you have a buyers business relationship with your agent, you need to get the information from her or him.
