It really depends on the size of the house in square footage , the lot size & the amenities. Every house will be valued differently. However the homes currently for sale , under contract or recently sold in Winding River have taxes ranging from from the high $6,000 range for a ranch, the $9,000 range for a standard colonial and as high as $13,000 range for the larger homes.... more
There is no train station right in Sayreville. IThe closest one is South Amboy train station.
From the South Amboy station, you will want to take the North Jersey Coast Line train to NY Penn Station.
There are also various bus stops througout the town.
You can look up additional information and train times on:

Patrice, I lived and grew up in Sayreville, went to Sayreville H.S. so I know the area very well. Please give me a call or email me so that we can talk about your current situation.
First and foremost 2 family and a mother daughter are two different style houses. A mother/ daughter is not a legal 2 family house. I found a couple nice 2 family houses in Sayreville that I can show you, but we also have to discuss all your wants and needs in a house, as well as a price your willing to invest. I can not post the houses that I found here but please feel free to call me anytime.

Resale value : Usually each buyer has different perspective when buying home, some gives more importance to design, some may give more importance to commute, others looks for good school system for their children, or less taxes etc... so it depends on each of these criteria and the condition of the market at that time when you are selling the house.
You can take a look into my website under buyer section which has more information about school ranking, average ta rate in NJ, commute, crime rate etc...If you need any other information, send me an email.
Thanks & Regards

Have you considered other areas such as colonia, edison,or maybe even marlboro.
All have high rated school systems.
As a real estate professional some of your questions I can not answer. Other questions you seem to have answered your own question and as a professional I cannot put my 2 cents in.

Dear NJ_2008, I commuted to NYC for years from my condo in Parlin/Sayreville. I found busses to be the best because Academy Bus company had a Sayreville bus that went downtown that I could walk to from my condo. In addition, there are 2 park and rides within 5-10 minutes of Sayreville. You can take it Midtown to PA or you can take it to Jersey City/Exchange Place and take the PATH to Midtown or Downtown. Also, see the Sayreville link below and tab down to Commuter information. Sayreville is a great town. They have nice houses and condos. Contact me if I can help you. I am very familiar with the area.

It could be a number of things. I am sure the agent wants the home sold, and the market is not that great right now. I have seen home sellers reducing their price so they can make it highly competitive... more
Based on the information listed in the Middlesex County multiple listing service, properties listed in the Morgan area of Sayreville (4 properties since 1/1/2008 sold) averaging 133 days on market before closing. I would allow 3-4 months to play it safe. I would definitly ask for assistance from a local realtor for more accurate market analysis -pricing will play a role in the sale of your home. Days on market and sales price tend to vary depending on # of bedrooms, condition and location of the home.
