The closest hospital in Punta Gorda would be Charlotte Regional Medical Center. There are other hospitals in Charlotte County in Port Charlotte which are Fawcett Memorial Hospital and Peace River Regional Medical Center.

Property tax is not such a straight forward answer. While ad-valorem taxes are at a standard rate for all Charlotte County properties, you also have non advalorem taxes which vary by MSBU (which means it depends on where the property is) and what other area factors that could come into play.
Yopu can check the prior years taxes on www.ccappraiser.com. It is an excellent resource. Be careful though. The prior years taxes could be reduces by a Homestead exemption that you might not wualify for right away, plus the ad valorem taxes might be artificailly reduced by the "Save Our Homes" legislation that is in place. This artificially caps the taxable value of a property to the current owner, but you will lose that cap when you purchase it.
While I am not a tax professional, I do know we have no inheritance taxes but we do have intangible taxes in Florida. As far as inheritance tax, we are only subject to Federal inheritance taxes. Florida and Punta Gorda have no inheritance taxes of their own.... more
Something doesn't sound right about the seller's explanation (if that's in exactly what they told you). If that bank handled the foreclosure properly the first time, then that second lien (assuming it was recorded) should have been wiped. Even if the second was unrecorded (again assuming the first handled things properly), then a quiet title action should have sufficed.
You could try to ask for a price adjustment, or you could try to find other ways to add more value, but the seller might balk. What are you prepared to do if the seller were to balk?... more
