Vincent that is far too many home sto be seeing, you should not be looking at any homes that do not meet your criteria. Having an agent not familiar with an area is a red flag. Looking at open houses is a crap shoot, you dont know what is tehre and could take a ot of time. They will be able to price out your home accurately and negotiate on your behalf with people looking for a deal. We just answered this for you. But online and research Brokers in your part of New York! Find a Broker who is tops in the web search placements and who is using technology. Interview several and select a broker with the best plan for you. Ask for a CMA evaluation of what your home is worth. Ask for references if you need and Ask for them to submit to you a marketing plan that outlines what they will do. This is a funky market so offer to pay a good fee for a full service broker.
