Truly, that is not a safe area at all. Tell her to be safe and have some sort of protection. I say this as someone who lives near there and am looking to move due to strange people out and about, especially at night.... more
There is currently one 4 bedroom home in Oak Park listed for rent. The cost is $2700 a month. If you have a section 8 voucher that would cover that rent, I would be happy to check with the owner to see if they accept vouchers.
I have included a link to the listing below.
It would be my pleasure to help you.

This is very possible -most 2BR 1BA apartments owned & operated by the "majors" are in the $1250-$1500 range. 2 other issues: pet deposit or weight restriction AND PARKING!
Hi Brian- Rent to own was a popular solution for sellers during the 1980s when very high interest rates (which often topped 17%) limited the number of buyers. In this time period sellers who had lots of equity in their homes could afford to finance buyers who otherwise could not afford to buy, due to the high interest rates.
Although some realtors and buyers have tried to make the concept of rent to own work for this real estate market - it is not usually beneficial for either buyers or sellers. The housing market stalled not because of a lack of buyers (although there are fewer due to unemployment and poor credit), but mainly because sellers could not afford to sell their homes at the lower prices as housing prices fell from grossly inflated highs. In other words, today's sellers can not afford to finance the sale of their homes to buyers. The only way sellers who do not own their homes could do this is by inflating the value of their home - which does not benefit the buyer. These underwater sellers are either forced into short sale or foreclosure - or rent their homes.
Sellers who do have enough equity in their homes to sell, can find buyers who are able to purchase the home without assistance from the seller. The seller who can buy now is a bird in hand.... more
I would be a privilege to help you find an apartment. Many people who have less than perfect credit and/or bankruptcies are able able to rent. Many landlords are willing to work with people in these situations, if they have stable jobs and and can afford the rent.

You are desperate!
Your Credit or Finances, or both, will not allow you to go the conventional route:
You need the Seller to help you out!
The Seller will know it, and you are going to pay dearly for this service:
There aren't too many altruistic Sellers out there.
There is no FORM printed by anyone; there are just too many variables.
The terms that can be written into a Lease/Option can be dangerous to you:
How long is the Option period?
How much money are you putting in to the Option?
What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?
Who will be responsible for maintenance and repair in the meantime?
What will be the Market Value of the home in 2-5 years?
What will be the Selling price 2-5 years from now?
This is the Ultimate Caveat Emptor!
Good luck and May God bless... more

Why would a LENDER bet on you?
Either you don't have a good track-record of paying your bills,
or, you don't have sufficient income to pay your bills,
And you will be sacrificing $40,000 for $20,000.
Investors will be salivating; waiting for your Condo to come on the Market.... more
There are a select number of buildings with elevators. You are correct that the older buildings , built between 1890 and 1930 are limited to a max of three floors and are walk ups. there was a building boom in the 60's and 70's those buildings are much taller and have elevators.... more
I've been a realtor in Oak Park for 30 years, and I've lived on Lombard Ave, just three blocks from Austin for 32 years. I had many opportunities to move, but never have because East Oak Park is a quiet, safe and lovely place to live. Ask anyone who actually lives between Austin and Ridgeland, and you will find that they are very happy there.... more
You should be "GLAD" the taxes are high. Higher taxes keep the prices of the properties relativity low. If taxes were lower there would be more demand for houses here and this would drive the prices "MUCH" higher. Higher taxes are for the "GREAT" police protection you receive. You could live anywhere in Oak Park and your kids could walk to a park in your area, many with an activity center. Not very common anywhere else. The High School is ranked 22nd in the state, and it's "FREE". I lived here almost 50 years. If you would like to hear more about Oak Park and the surrounding areas, please contact me.... more

We have a 2-flat with a 3 bedroom apartment. Unfortunately (well, fortunately for us) it's rented. It goes for $1470, and has in-unit washer and dryer and updated kitchen. It comes with one parking space. We just put in a new patio in the back yard. We are in the Irving school district, which is good. The apartment is nice, if I do say so myself. We based our rent on the market, and watch it closely. I don't think $1500 it's that difficult to find. For that money, you will get vintage- not new- but I'll bet there is some nice stuff out there. Keep your eye on Craigslist, that's my advice. BTW, if you go to $1600 I think the range of possibilities expands nicely.... more
