Hi Brian- Rent to own was a popular solution for sellers during the 1980s when very high interest rates (which often topped 17%) limited the number of buyers. In this time period sellers who had lots of equity in their homes could afford to finance buyers who otherwise could not afford to buy, due to the high interest rates.
Although some realtors and buyers have tried to make the concept of rent to own work for this real estate market - it is not usually beneficial for either buyers or sellers. The housing market stalled not because of a lack of buyers (although there are fewer due to unemployment and poor credit), but mainly because sellers could not afford to sell their homes at the lower prices as housing prices fell from grossly inflated highs. In other words, today's sellers can not afford to finance the sale of their homes to buyers. The only way sellers who do not own their homes could do this is by inflating the value of their home - which does not benefit the buyer. These underwater sellers are either forced into short sale or foreclosure - or rent their homes.
Sellers who do have enough equity in their homes to sell, can find buyers who are able to purchase the home without assistance from the seller. The seller who can buy now is a bird in hand.... more

What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?

There are a select number of buildings with elevators. You are correct that the older buildings , built between 1890 and 1930 are limited to a max of three floors and are walk ups. there was a building boom in the 60's and 70's those buildings are much taller and have elevators.... more

I had many opportunities to move, but never have because East Oak Park is a quiet, safe and lovely place to live. You should be "GLAD" the taxes are high. Higher taxes keep the prices of the properties relativity low. If taxes were lower there would be more demand for houses here and this would drive the prices "MUCH" higher. Higher taxes are for the "GREAT" police protection you receive. You could live anywhere in Oak Park and your kids could walk to a park in your area, many with an activity center. Not very common anywhere else. We have a 2-flat with a 3 bedroom apartment. Unfortunately (well, fortunately for us) it's rented. It goes for $1470, and has in-unit washer and dryer and updated kitchen. It comes with one parking space. We just put in a new patio in the back yard. We are in the Irving school district, which is good. The apartment is nice, if I do say so myself. We based our rent on the market, and watch it closely. I don't think $1500 it's that difficult to find. For that money, you will get vintage- not new- but I'll bet there is some nice stuff out there. Keep your eye on Craigslist, that's my advice. BTW, if you go to $1600 I think the range of possibilities expands nicely.... more
