there are too many unanswered points to your question. Are you renting through an apartment complex, a management company or an individual? Are you using a state certified contract that was created by a lawyer and filled out by a realtor, or a form that a landlord created for his own use? If you are working with an apartment complex or a management company, they will have rules that cover this and you need to talk to them about your situation. If you are working with a state certified contract, read the contract and see what it says. If you are using a contract that someone created on their own, you need to talk to a lawyer. If you aren't certain, talk to a lawyer. This isn't a question that someone can answer for you without seeing the documents that you have signed and knowing the full situation and any specific laws for your local area.... more
There are numerous things that factor into a home's price that can affect cost/square ft. Upgrades, age of home, location, and more can all significantly influence a home's price. I'm assuming you're looking for average cost/square foot for sold properties. For 65714, it is $74.94 for homes sold in the past year. For homes in the 65721 zip code, it is $57.53 for homes sold in the past year. Keep in mind that homes that sold for a lot more or less than the other properties will affect these values quite a bit.
If you're trying to determine a home's value, it would be much more accurate to have a real estate agent do a market analysis for you. Make sure they are using comps of similar style, age and location and making adjustments for differences between the properties. If you're looking for information on area trends, there are several different ways to look at that as well.
I would be happy to answer any questions you have or look at a more specific area or type of home for you. Please feel free to email me at firstname.lastname@example.org.... more
