If you spend $15 or $20000 on a garage, it will raise the value of your property - maybe to half of what you spent. If you have need of the larger garage, then that's another story. You need to go to your municipality and to your county to the planning and zoning and they will let you know the rules. Most likely you will need to have plans drawn up by a licensed contractor and approved by both the city and the county.

In my opinion all of the upgrades that you are talking about would be worth doing. Try to use quality products for the upgrades. If you can do a lot of it yourself and are good at it your ROI would even be better.... more
I am not familar with the 203K Streamline, but if you are financing your remodeling, the bank will be interested in your result. If you do a quality job, they won't care if you use a contractor or don't buy exactly what you estimated. If the job turns out bad, they will nit pick you to death.... more
