I'm glad to hear that you found a lender that is pointing you in right direction and you are on your way to become a home-owner. I'm familiar with the NSP program. I have helped couple of clients bought homes using the program. The NSP or better known as "The Neighborhood stabilization program" offers qualified buyers $15,000 home buyer Assistance Grant, to be used towards buyer's closing costs and down payment. The program first started with the City Of Phoenix, it has now extended to other cities like Avondale, Mesa, chandler, Peoria, Glendale, Surprise.
This program can be great for first time home buyers. HUD Homes are just government insured properties. Some are in better condition than others. Because it is a a HUD doesnt mean that there are issues with the dwelling. HUDs online bidding process is very simple especially if you have had a hard time getting an offer accepted. My understanding from my lender is that in order the get an fha loan a 620 fica score is required for most investors. The lending source I use has a FREE credit rebuild program and my lender can tell specifically what you need to do to change your credit score in time for your lease expiration. There is a rapid rescore process as well. Credit scores arent required for a purchase of a HUD Home, just for the financing approval. Please give me a call and I can walk you right thru the process. This property is showing up in the "MLS" as being for sale for $154,900, not for rent because it currently has a long term tenant in place. It's also shown as a short sale. Only 1 photo showing in the MLS which is what you're seeing on Trulia.... more

Trulia has a great "Local Info" page, at the top rightish of their site. Click on this link, type in your zip code of question and BAM, info on Crimes, Neighborhood Stats, Schools, etc, ....

Yes, there are many variations and exceptions to age requirements in the active adult communities in Mesa and the Valley. Each HOA can review their requirements and exception policy that may involve you filing an application and request.

There are 2 types of categories for that now in our MLS
UCB=Under contract accepting backups (seller has accepted an offer, but is continuing to market and accept backups)
Pending=Seller has accepted an offer and the are going through the normal process to proceed to closing
