I would recommend speaking to a lender "first", but I believe to get an FHA loan, the minimum credit score is 620 so that would be a goal to work towards. I don't know.
However, in most states mobile homes are considered personal property--like a car--and not real estate. So my gut reaction is that you wouldn't be disqualified.
However, check with a lender first, just to make sure.
By the way, why does the family member want to give you title to the mobile home? Couldn't he give it to someone else? Couldn't he hold onto it for a while?
My concern isn't so much whether you'd be disqualified (though that's obviously an important concern--so check with a lender), but rather what problems you might be inheriting through the gift of the mobile home title. Just something to consider.

The older section of Mesa is near Main and Central with more newer developments with HOAs as you move to the east.
