The price of a house sale has nothing to do with whether it is listed or not. The price is dependent upon comparable sales in the neighborhood. If you give me some additional information about the house, I can give you a ballpark idea. That is all that will be. Without seeing the home, I can only give you a range. However, I'm not sure that the prices are falling in Marlboro. In 2007 more houses sold that in 2006. That is not uncommon for Monmouth County.

Info on "year built" in our MLS system is sketchy at best. In the search above, I asked for homes built 1996 or later. There are many homes where the year built is after 1996, but because the field is blank, it did not return in my results. If I provide you all the homes in MLS, irregardless of year built, some will be older than your specifications, others not. The only way for me to answer that accurately is to reveiw each listing, check against tax records, and make direct inquiries. I do that for my buyer clients.
Here are homes that appear in MLS in your specified price range, but without limitations imposed for the year built. You will find several in this group that meet your criteria, and some that do not.
