Twenty-five years ago if you lived in the South Bay your only choice for shopping was Fashion Square in Del Amo or going up the Hill to the Peninsula Shopping Center in Palos Verdes. My how the times have changed! While Fashion square is bigger and better then ever and the Peninsula Shopping center has had a major upgrade there are new choices where you can shop 'til you drop. The Galleria in Redondo features Nordstrom's. Macy's and Mervyn's plus other shops including Ann Taylor, Banana Republic, Sharper Image and Abercrombie & Fitch to name a few. In Manhattan Beach you will find the Manhattan Beach Mall with Macy's for Men and Macy's for Women plus a Pottery Barn, Williams and Sonoma and the Gap. A block away Plaza El Segundo is nearing completion and features a Cost Plus World market, Whole Foods, Best Buy, Sur la Mer and some exciting new restaurants.
Try downtown Manhattan and Hermosa for some cute boutiques and Riviera Village where Jonathan's still reigns supreme.... more
At this time we are not seeing much of an effect from the sub prime problems. Most of those who bought in the beach cities did not have to resort to a sub prime loan. We will see some foreclosures and a few short sales but overall most homeowners in Manhattan Beach, Hermosa Beach, Redondo Beach and El Segundo have sufficient financial resources to handle their mortgage obligations.... more
Yes, mold is always a consideration when living near the beach. The walls and floors of closets are likely places for mold to form as there is little or no air circulation. Walls and floors of closets should be checked on a regular basis. Several coats of Kilz and a good sealer will usually remedy the worst of the problem. The trick is to seal the walls.... more
The South Bay has a number of new developments devoted to 55+ housing. Currently they are all located in Torrance with the exception of a fabulous ocean view Mobile home park in San Pedro that is a 55+ park. The newest developments in Torrance are:
1) Village Court, which features a mix of 1,2 and three bedroom units in a resort setting. Prices are from about $400,000-$700,000
2) Courtyard Villa Estates, features 2 bedroom and 2 bedroom + a den floor plans priced from $522, 000- $898,00 for a top floor unit.
3) Blue Rose Court has units that are patio home style with private garages. Prices start at $599,000.
4) The Meridian on Cabrillo has 1 and 2 bedroom units that begin at a modest $299,000.
5)The last of the new developments is the Gables on Torrance Blvd. These are studio and one bedroom units with prices that start in the mid $200,000's.... more

Hi Kaye, Glad to hear you have home buyers coming this way. We certainly have a lot to choose from in the $300k price range. Depending on personal preference your buyers might think about what type of living they prefer; urban or suburban. In the city it is possible to find a home in that price range, just understand it will be "older" say 30-50 years or more. If they like newer homes the suburbs offer a wide variety of homes. The burbs to check out would be Aurora, Lakewood, Arvada, Westminster, Broomfield, Littleton. Most are within 20 minutes probably more like 30 minutes, it all depends on what time of day the traveling occurs. Hope this information helps. The 100% financing loans are available up to $1 million. It's the stated income, 100% loans that have gone awry (as they well should have). lending is a blend of analysis of credit, ability to repay and downpayment. For other Sacramento Homebuyers there are currently 33 homes for sale in a golf course community in Sacramento County with 2-3 Bedrooms ranging in price from $494K-$875K and some condo's in the $300K range. Kaye: There are several possibilities. Both La Costa and Aviara in Carlbad, CA have championship golf courses and good selections of luxury golf homes. Encinitas Ranch is another newer possibility--and it is a public course. Rancho Santa Fe Golf Club cannot be ignored, but membership here requires you to own property inside the Covenant boundaries. Other courses would include The Crosby, Fairbanks Ranch, Rancho Santa Fe Farms, Del Mar Country Club, Santaluz, Morgan Run, Torrey Pines, Lomas Santa Fe, The Grand and La Jolla Country Club.
