You would likely qualify for a new mortgage against the new home. Rates on purchase loans are typically lower than on cash out refinances. I would just plan on setting up a new mortgage, purchase the right opportunity when it presents itself with a large down payment and then prepare and sell your current home. Once your current home sells you can pay off the other mortgage or invest the proceeds in other places.... more
As a Realtor selling in Manalapan for 30 years I can tell you their schools are as good as any around here. Manalapan schools offer excellent academics as evidenced by the NJ State School Report Cards. Please refer to web reference below to see the high scores and school statistics. I am a former educator and I have found the larger towns with higher socio-economic backgrounds, of which Manalapan is one, have the best schools.

Your agent sounds like she knows what she is doing. With a short sale, the listing agent sets the price, not the bank, and the bank will have it's own appraisers deciding what the value of the house is. Most agents list home with a lower price than comps to get interest generated, but the bank can counter based on their appraisals. So ask your agent to see the comps she came up with so you will understand her point of view. Also, you really need to get your home in escrow, as it is unlikely that a bank will accept your offer unless you are in escrow on the sale of your house. Manalapan is a nice town and there are no areas to avoid. The school system is known to be one of the best in the area. There are several parks and recreational activities for the family.
Some parts of Manalapan are closer to Route 9 which is good for shopping but can be congested at times. Overall it is a very nice town.

The homes in Bucks Head which is where Deer Way is located are modular homes that were brought in and placed at their current location. They do not have foundations, they are on blocks. The homes in Forest Hills Estates which is where Parkview Way are also modular homes but are on foundations and many of them have basements. Some are only 6 feet high and are good for storage but there are some that are higher and have been nicely finished to almost double your living space. Both of these developments have smaller lot sizes and they are also both ranch style homes.

Manalapan and Marlboro are known for having excellent school systems, but they can be very expensive. By bus, they are approximately 1 hour and 10 minutes to the city. Also, both of these towns have easy access to city buses, with bus stops all along route 9. East Brunswick also makes it easy to get to the city, with the Turnpike being just down the road, and bus stops on route 18. The taxes are somewhat lower in East Brunswick than in Marlboro and Manalapan. Marlboro and Manalapan seem to be much more sought after, if you are interested in resale. Parts of East Brunswick tend to have more of an urban feel than do Marlboro or Manalapan, but there are homes that are much more affordable than the latter. I personally live down the road from East Brunswick, in Old Bridge, and my real estate office is in Manalapan, so I have experience in all of those areas. Best advice would be to team up with an agent from that area and a loan officer. There are many loan programs out there - some counties even offer special grant programs. A lender from this area will be best to assit you with what price range you can get a mortgage for as well as remain in a comfortable budget.
