Overall, Chickasaw area is a very convenient, nice place to live. The concerns I have noted in 30+ years of working in this area..................the southwest end of the neighborhood has had some standing water and past flooding concerns. Some of that has been addressed and possibly eliminated in the last few years. However, I would have a full home inspection on any property I was interested in, whether in Chickasaw or any other area. Pay particular attention to any sign of dryrot or mildew/mold for present or past water problems. Secondly, it has been noted that something similar to modular, or quick, construction type homes have seen there...whether it is a couple or more than a couple. That concern is not something I have heard much about for many years. Also, around 2000 some faulty concrete was said to be seen in Hopkins County. Even with homes built many year prior to that, additional garages, home additions, patios, walks, drives, etc could have been built with use of that ACR(potentiallyfaulty) concrete. That should be researched prior to purchase and it is possible a home inspection may note that concern, but possibly not. The home owner needs to be questioned about any change to the property that took place around 1999 and the two to three or four years afterward. I do not certify anything noted in this commentary. I am only offering to you the same concerns I would consider if I or my family intended to purchase a home, in Chickasaw or elsewhere. Again, Chickasaw should be a good choice for a home. Dear Kara, there are so many questions to answer and important items to consider besides the credit score.... You really need to connect with a good local, personally available loan officer to sit down and figure out what your options are, how many other obligations you have like car payments etc., and then how much cash you have available to put as down payment, then you will be able to figure out your
monthly expenses, are you comfortable with them, you will also know up to what amount you can
borrow, and that amount should consider the taxes, insurance, loan amount and other obligations....
And once you figured out with a responsible loan officer, if you have options that will make it possible to purchase what you need like condo or single fam. home, 1 2 3 bedrooms etc.
Then it will be time after you get some kind of pre=approval to connect with a good local Realtor to
search for the property you can afford and you will be comfortable with....

It really depends where you are inquiring. Some places have depreciated more than others. On a whole it is about 20% with some states much higher. In your area Lewis you could contact some local brokers for percenatages.... more
Located in Northaven, or Northhaven, Subdivision between Madisonville and Hanson. Homes are in the $40,000 to $90,000 generally...ranch style and some split foyers. Developed largely in the 1970's. Low area near the entrance, at bottom of a small hill, has water standing it it many times, with the pavement damaged quite often. about 10% of the homes appear to have less than standard maintenance. Maybe 10% of the homes sell each year. 303 Barnett is a pretty nice looking home from the exterior...believe it was remodeled in recent months or years. My understanding from a conference I just attended is that FHA changes that take effect on Jan. 1, 2009 will make "100%" financing even harder to get. At that time, most buyers using FHA loan will have to have cash for a down payment. I would suggest calling a loan officer in your area and have them explain it clearly to you. This is a difficult time to sell as you know and there just is no definate way to know when it will get better. There are a lot of different things you can do to try to sell your house: is it priced correctly, staged appropriately, being advertised enough, open houses held, etc Please let me know if you need some more suggestions!
