That neighborhood is a mix of Noble Square and West Town - a little bit of both. Both are great neighborhoods close to plenty of transit, retail, restaurants and bars so from a Realtor's perspective I'm a fan. I also live in the neighborhood!

Did some research, and found out that pets up to 80 lb are allowed. Also, the nearest grass area without crossing Michigan is Printer's Row. (too far to walk just for a quick relief). But Grant Park is only one block away!! Once you cross Michigan, which is what you wanted to avoid, you will have a great place to walk your dog!! In my research I also found out that many of the owners in the building have dogs, and that is the common place for walking your dog.
As for the building itself, it looks beautiful. Along with the views.

My wife and I have lived in Lisle before. Beautiful town. We ended up moving to Oak Park, also a beautiful town. When out there, i honestly can't say i used the train much, other than a few times, as most of us Realtors need to drive clients around, etc.
Yes, to my knowledge, there is a wait on parking for the Metra station itself. As for the "7 year wait" I think that may be heresay - sounds a bit exaggerated - and I can neither confirm nor deny the wait time being that long. However, I know there are other parking options available in the immediate surrounding area of the station.

It depends on if you drive or take a train, and also you will get a lot more bells and whistles for your money in the suburbs. The taxes in Dupage county are considerably less than the city, property-wise and purchase-wise.. With Chicago trying to get the Olympics I have a lot of clients leaving the city because of the tremendous tax hikes to cover the costs of the Olympics. The suburbs also have more of a family setting if you have children, and better rated schools. Less crime too.... more
I dont think money is ever "wasted" when you make smart upgrades. You will see a pretty good return on your investment if you make the right choices. You say you dont plan to sell until the future, which could be a good thing. Make some upgrades now and enjoy them. Then when you turn around to sell in the future, you will make your money back. (as long as you made the right upgrades) Good luck!

It's possible to negotiate on anything, especially in this market.
It looks to me like the Terrazio is pretty well priced, with 2 bed, 2 bath units being sold for below the average one bedroom price in the South Loop. Keep in mind this location isn't as ideal as let's say, 1133 S. State, but for the price it may be worth it to you. Is there a specific price range you are looking in? Or, is it the location or a "good deal" you are after?
