If the listing broker and the seller signed the standard California Association of REALTORS(R) listing agreement, Section 11 says the broker has no liability for loss or damage to the property. But if the seller refuses to either replace the missing items or compensate you to your satisfaction, I recommend you consult an attorney before doing anything else. There are two things that almost every agent would recommend in this case:
1. Go to the area where you are thinking of living, drive the area and then get out and walk around if you feel safe from your drive.
2. Use the area crime statistics website. You can find them using google, crime statistics for Lemon Grove. You will find everything you need to know.
