Regardless of the square footage and short sale, my opinion is to be more competitve and price your property within the Listed Properties. My feeling is that if your property is priced higher then you will sell those lower priced homes after they see your property. Reason being is that they will get ideas from your home which I'm sure is very nice and pay for the less property and fix up that home on their timetable. In other words, you will sell the other properties in the area. It is basically all about the price now.
I do have one question for you Nc: what is the feedback from your REALTOR on the showings that you have had on the property? Also, what is your timetable for moving? Have you been getting your Trulia weekly updates on your property from your REALTOR and have you looked at the stats for area? I send all my Sellers automatically the Trulia weekly reports so they are informed about who and what is going on with their property and area.... more
