Yes, I have helped a few of my buyers obtain this type of financing. As long as the property is located in the designated area and your icome, employment an credit fit the guudelines you should be fine.

Difficult to say, but I will suggest 4 areas to consider. First, are you well marketed? What I mean is does your home appear on multiple websites with great color pictures of a properly staged clean and clutter free home?
Next, do you have limitations or restrictions on showings? Things like 24 hour notice required, seller or agent must be present for all showings, limited hours of availability or pets present.
Does your home look inviting from the street or is your grass overgrown, have debris on the roof and cars on the lawn? I've driven up to a home to show and had buyers say, "Keep on going" due to the condition.
Finally, you have to price your home in relation to the homes in your area. If for any reason people are willing to pay more to be in a town with a prison versus your town, you have to price accordingly. Ask your agent for an up to date CMA and has them to include your active competition. If possible, go tour your competition to see what your potential buyers are looking at.

Private investors are out there, but they will be inclined to purchase your home 15 to 20% below the wholesale price inorder for them to re-sell for a profit. I have worked several mountain developments recently and the Murphy area is selling. Go luck.... more
In order to place a back up bid, you simply need to meet with an agent and discuss the details of what you would like the back up bid to be and have the agent write up the offer for you, along with the other required paperwork, which the agent could provide. At this point, there is no way to tell what the contract price is unless the listing agent would disclose it, which most likley would not happen due to his confidentiality agreement with his client. Has the seller signed? If so, in most cases, the answer would be "no". He could take a backup offer, one that catapults to first place only if you cannot close, but that is not terribly likely either. Your agent or an attorney who can read your Purchase Contract would be able to tell you correctly.... more

You need to work with a real estate agent or with a flat-fee real estate site in order for your home to be posted for sale on Trulia but you may wish to blog about it here.

"Okay" is a relative term. What is okay for one person may not be acceptable to the other (just ask my wife about my housekeeping skills).
Gibbs is still more rural than Halls and Powell. In my opinion, because it doesn't yet have the infrastructure (roads, sewers, shopping, etc.) A second reason is that land that has been in families for many generations has not yet generated enough profit potential that developers are not there yet. And, finally, many land holders just plain ole don't want to sell.
If you should choose to live in the Gibbs area, it may be a little farther down the road to shopping but you can go from one side the county to the other in less than 25 minutes.
What I would suggest would be that you clearly define what would be "okay" for you as far as a place to live. Think about what you like to do, what you would like to do, and how you actually or want to live. Then find an agent that you feel comfortable with..(if you are retiring you have probably been to a few Rodeos and can size up a cowboy pretty quickly) then partner with that person to look for what suits you best. If rural floats your boat there are areas all round Knoxville that either are, or have the feel of, rural yet are reasonably close to desired amenities.
