In todays market the banks are looking for 20% down on conventional loans. FHA requires just 3.5% and a VA loan can be 0% down. I have seen some 10% down loans, but the credit must be perfect. Speak to a local loan officer and ask them what they offer.... more

You have not signed a lease agreement--you have no obligation to thisl As painful as it seems(I know you were looking forward to closing) I would run away as fast as i could from these people. You do not have to be pushed into an unwanted lease agreement & can probably keep the deposit thru default on their part. What does your agent recommend?... more
I CAN comment on NY. Upstate an attorney is not necessarily used; however, NY City and Long Island, get an attorney. Do yourself a favor and get an attorney who only does real estate.
