Karen, Before placing an offer on any home it's best to investigate recent sales of homes that have sold within the last 6 months (3 would be better) within the same zip code, school district, and if possible subdivision. Similar mean within 150 square feet of above ground living area, the same number of bedrooms, the same type (style: of home ranch, colonial). That way you can get an idea of what price range others are valuing homes in the area.
Once you have that number, you need to negotiate from your strengths. So, if you have 20 percent downpayment or are a cash buyer you can offer less for the home because the seller knows there will be fewer problems being able to close on your sale.
If on the other hand, you have 5 percent or less downpayment your offer would have to be closer to the range of values discovered in your research.
I would not be embarrassed to start your negotiations 10 percent of more below the range of values for similar homes sold in Interlochen. Do not be surprised if your offer is not countered. Simply submit a higher offer and or offer better terms in your offer.
