With this said, to insure the district information is accurate, one should always confirm the district location by contacting the school district office. District boundaries are irregular and often misleading. When the school district is a priority, you should always check with the school for accuracy.

Rentals go fast in the area. I guess the question is when is your projected date in the summer? Depending on the landlord and property management company they could hold the rental for a few months with a deposit but they won't hold the rental too far out because of demand and liability.

Did the Allen Tate Loan Officer not give you guidance and analysis in order to build the middle score to a 640?
The reason I say this is that your options improve at that level and being so close, you ought to be able to accomplish it quickly. If you are going to buy a home and obtain a mortgage, you really should go into it with the best score possible.

You are very close. I am assuming you received a copy of your credit report, since you have your scores. Review the report carefully. If you have collections or charged off accounts with balances, pay them off. Charged off accounts are coded with a 9 (I 9 or R 9) . Check to be sure you haven't had a late payment within the past 12 months. This will start you on the right track to help your credit scores to start increasing. Meet with a local lender, face to face, to review the credit report for advice. Good luck. It will take a lot of effort, but will be well worth it when you buy your home.... more
The rent you can collect is directly dependent on the size of home, home features, level of finishes, neighborhood amenities. Generally, homes are renting well in Birkdale and Huntersville area $1,000-$1,800. The best time to make money on an investment property is when you BUY, so if the lowest price homes in Birkdale Village area are selling within 3% of market price, but another home nearby is selling 15% below market, the alternative may be better. Having a Realtor who specializes in rentals and another who specializes on identifying and acquiring high value properties will help assure that you are making money all the way around. Having been a landlord in the past I can say that depends. It could depend on the rental demand in your area, how nice a place you will be renting, how long the rental has been on the market, how much you are willing to sooth the nervous landlords nerves, your overall financial situation, your job, your demeanor, and the landlady's mood.! Seriously!
I am guessing you aren't feeling very strong and confident right now, it doesn't help to tell you how many other people are in the same situation either. The good new is, it will probably get better. It will probably be a huge load off your heavy shoulders to be out from under all that pressure and to be able to look to the future to move on. I'm sure you've heard you should be saving as much as possible right now. I can't stress this enough because of my following strategy.
Some places could very well turn you down flat, if so, take note and move on (check back with them in the unit is still on the market another 2 weeks). Smaller landlords will have more flexibility to make their decisions out of the box and they could be your best bet. I have rented to people I felt sorry for. This always made me regret my decision, yes more than once or twice! So I don't do that anymore, I need to pay my own bills and keep the utilities on.
I recommend that you be honest about your situation (which sounds like my previous mistakes) but the difference is you have enough of a deposit to cover the risk for the landlord. In the Seattle area it takes 3 months to evict a tenant IF the landlord does all the right paperwork on all the right days etc.(that means 3 months lost rent plus over 1K in legal costs).
I had a young lady approach me, said she had made mistakes, but was on a good track again.I believed her. She was tidy in appearance, was polite and respectful, I met her boyfriend (same adjectives) so I made a deal if she paid 3 months rent up front I would take the risk. I got 3 months notice before she moved out, and a great tenant who left the place in good condition. She got a strongly positive reference in return when she moved to a larger place. It made me feel good she appreciated me taking a chance on her and that I could help her on her way.
Sorry for the long response, just wanted to let you know the landlord's perspective. I recommend looking for the landlord that only have to abide by their own rules and intuition. My advice is to clean up your debts as much as possible in the meantime and still have a cushion of cash for deposits and background check fees. Best of luck to you!... more
Huntersville is near Lake Norman, a beautiful, large lake for water skiing, boating, fishing. Lots of middle and high end shops. Yes. Many families home school out here. Very family oriented area.

Hi Carmen. Find an attorney to represent you and leave the monies in escrow with the attorney's office. If you must hand over money directly to the builder, make sure it's held in escrow and not being used in his general fund. ESCROW is exactly that, escrow, not to be touched until closing.
Many builders take a portion of the money and use it. Find an attorney and get represented.

Your parents will not be able to transfer title to you unless they have no lien against the property or have the lienholder's agreement. If they have the money to pay cash, then they could buy a property and then become your "lender" by selling and financing your purchase. They would maintain a lien/ mortgage that you would pay them. A 203K loan is a HUD loan product that allows purchasers to finance the purchase of the home and make necessary repairs within certain limits. One word of caution, as part of the terms of the loan, you must contract with an FHA cerified contractor- these can be a little more expensive.
