One of the reason for high HOA fees in any condo association or HOA is the number of
Foreclosures in the community.
When a property is foreclosed , the remainder of the units have to pick up the slack and pay the dues for the foreclosed property. This may be the reason for the High condo fees at the Hemispheres.

I would not trust you or anyone not familiar with doing a title search to do one. It is not child's play and you sound like you have no clue how to do it, so don't. Hire someone. Actually your buyer should be the one to hire someone since they will have to live with the result of it and if done incorrectly it could be there problem to deal with in the future. This is one reason you should have hired a Realtor to see your condo rather than going FSBO.... more

Onyx, my advice for those under 60 who move to Florida is simple. Where can you find a job? You can then narrow your home search based on that.
No area of Florida is completely safe from Hurricanes... then again, neither is anywhere in New Jersey, they just don't happen as frequently there.
If it happens that you're a software programmer who can work anywhere she wants, I would suggest the west coast. Low crime rates, good medical care, etc. Very popular with retirees. Unfortunately, for you it could be a bit sleepy, so try to be by a bigger city like Sarasota, Tampa or Fort Myers, so you can at least hit the town occasionally. I highly recommend the dog beach at Venice... much as though my dog is afraid of the waves.... more
If they regard it as fair and recommend making the $120K offer and you are willing to pay that much, go ahead and do it. Just make sure the bank understands that you will not be coming back, even at a $121K counter offer. Give them a fair but short time frame to reply and make it clear that after that time frame has expired, you no longer will be bound by your offer.... more
on the ocean bay of ocean drive only the Beach Club for dogs..but if you have cat or bird the hemispheres condo accepts them..now if you have service pet then that is possible too ... hope it helps... The closing costs will be dependent on a number of factors; are you paying cash or financing as there are state taxes to pay on mortgages, who is responsible for transfer taxes per your contract, are you getting a Title Insurance Policy and who is responsible per the contract to pay for this, if you are financing what impounds will your lender require for taxes, insurance and association fees, who is the closing agent and what are the fees they quoted to you, are you represented by an agent and are they charging you a transaction commission; the list goes on. Hoping that you are working through a professional agent as they should be abel to give you a reasonable estimate of your closing costs based on your contractual obligations, type of financing (if any) and the other factors surrounding your purchase.

establish market value of the property, regardless the sold price. In average, you can see 15 to 25% reduction in your property taxes.
