First: how are you paying? If you need a loan, you must get an approval first, and loans are not as easy to get as they used to be.
Second: what kind of home? Second? Investment? This also makes a difference in obtaining a loan.
Single Family? Condo? Something in-between? SF or PUD (Planned Unit Develpoment) are much better options right now than are condos--no loans to be had for 2nd homes or investment on condos, which means reseale value will also be effected for some time.
What price range? Area? Size?
Third: Once all of the above have been answered--start looking, and talk to a few agents familiar with the area--I'm in Gulfport nearly every weekend and have considered moving there myself--it's a lovely community.

As you may have heard, it has become increasingly more difficult to obtain mortgage loans and the word is that it's going to become even more diifficult. With that said, there are lenders that are offering financing to foreign nationals. You may want to consider HSBC or Scotibanc as possibilities since they are meeting the needs of foreign borrowers.
We have had many dealings with Canadian buyers and find that often their best funding option is to arrange for the loan in Canada and transfer the cash to the US for the closing. In this scenario, the transaction is treated as a "cash sale" which has its benefits as well.
Our recommendation is to consider investigating both domestic and foreign lending sources and crunch the numbers before making a final decision.

My answer is always....Check with the Gulfport Police Department...727-893-1030. In all those years, I have NEVER had a potential new buyer decide to avoid Gulfport after speaking with the Police Department.. Carol, you should find no shortage of this style home in Pinellas County. They are all over the place. I believe a more important question would be related to the level of activity and what types of activity you would like to engage in when in Florida. For instance if you are an avid runner, biker, rollerblader I would make sure the 46 mile long, 12 wide, paved Pinellas Trail is nearby. Throw in frequent beach activity and we become more focused on specific communitues such as Dunedin and Palm Harbor.
