If your current appliances are in good, working condition, I wouldn't replace them. Although some buyers prefer stainless steel appliance especially in the higher price range, others do not care. If you are remodeling the entire kitchen and need to replace the appliances, I would go with stainless steel.

There are some great stagers out there that do exactly what you need. I would either talk to a reputable local real estate agent to get a referral or google "home staging" and see what you find. Staging a home to sell it is probably one of the best things you can do to sell it quicker and for a higher price. I would also suggest that you have a pre-sale inspection done by a home inspector. This will be a good guide for you to know what a buyer's inspector will likely find and give you the opportunity to fix those things or to at least know what's coming when you get an offer.

My suggestion is to contact Sanibel Surveys - 239-472-0095 and request a boundary survey be done. Also - if you haven't got an elevation certificate, needed for Flood Insurance, they can do that as well.

Talk with a local builder but would also like to recommend you speak with a local agent or Realtor. I do not know the market there, but here in Tucson AZ there are a lot of inventory for buyers, thus a buyers market. New builds are at a low.
Also, please consider speaking with a lender, buyers are finding out getting a new construction loan in this market is not easy to do.

Furnishing a short term rental isn't as much about "style" as it is good taste and cleanliness. Buyers of rental property in Florida enjoy a great supply of reasonably priced and good condition furnishings that can be found easily at consignment and secondhand shops.
Light colors and the tropical look are always popular with Florida renters......and you can never go wrong with birds, fish, boats and golf accents.
