Market times in Edgewater Beach and other areas are tremendously skewed. There is an abundance of 1 bedroom condos on the market and that is mainly due to the very large numbers of short sale and foreclosed listings. The majority of the buyers go after these properties first with the hope of getting the best deal. This leaves the home owner that has a need to sell but is not in a distressed position increased market times. It's a sad situation but one that thousands are dealing with locally and nationally.... more
It can depend a lot on which building you are in (if highrise) or what type of building (low rise, vintage, newer construction) and what price point you are at (<200K,200-300K etc). Giving a ball park market time for ALL one bedrooms in ALL of Edgewater is rather useless, but obviously the market time is much longer these days compared to 2-3 years ago. I would also not try to sell in the next 2 months or so, but do get started by February so as to (hopefully) benefit from the extended tax credit which expires 4/30/10.
For Edgewater Glen, defined as Peterson to Devon, Broadway to Ashland, for one bedrooms currently on the market (there are 22) is 154 days. In the last 6 months 10 1-bedrooms have sold and their average market time was 80 days. The lesson here is that places that are priced properly and aggressively marketed at the beginning of the listing tend to sell fast. Those that do not tend to languish on the market.... more
Here are some ideas:
Mass email a digital flyer of your property to broker offices in the area with your broker's open date
Since you will be handling your end of the transaction, for the sake of exposure only, put your listing on the MLS through flat fee listing service -- highlight broker's open date on the MLS
Hold a general open house advertised on Craigslist and the paper. Put plenty of signage near property and make sure to highlight in ads and on signs: "BUYER AGENTS WELCOME!"... more
