No premium should be paid, other than possibly a slightly higher interest rate than market rate. Personally if you've got good credit and can get a loan, I'd probably not work with Seller financing.

You can bid on as many homes as you'd like, you get a 10 day right to back out with most foreclosures, so really, there's not much risk in bidding on multiple REO's.

Because you do not live there, it is considered an investment property which does carry a higher interest rate. You can try with your current bank and ask for a loan modification if you can show a hardship makin the higher payment.... more

If you are getting a home warranty, a lower trade fee (the charge for the contractor to come out) is usually more cost effective. Also, you want a company that pays claims well and has very few exclusions. You should get a sample policy and read the fine print. Our clients have used First American and 2-10 and both have paid out claims. Sometimes what I thought should be replaced was repaired, but if the system is working, the warranty has done its job. Your husband may be better off than you are. No credit can be fixed, but getting some credit and using it well for a while. Bad credit can be fixed too, but it takes longer and often requires some new discipline.
I would start by working on your husband’s lack of credit. Speak to your bank about getting a credit card. He may also have some credit, like a cell phone or utilities. Hopefully they are paid on time and can be added to the new credit he gets. Start tomorrow because it will take some time to develop.
Regarding your bad credit, do you know why it's bad? If you have difficulties paying your bills on time, find a system to change that. Paying on time is critical. If you have collections, repossessions or foreclosures, you may need to talk to a credit repair specialist to get the most current advice. Be very careful, there are some legitimate companies who can assist you, but here are scams too.

You will need to have your utilities turned on and depending on your history and credit, you may have to pay deposits. A good cleaning may be in order as well. Movers can be a major cost. If the home is new construction, the cost of window treatments and possible landscaping should also be factored into your budget.... more

Tax Values in Mecklenburg County are based on the 1/1/2011 valuation. If prices are above that, it is likely because property values are rising. The Standard and Poor's Case Shiller index shows that prices in the Charlotte region have risen about 4% in the first half of this year, which is consistent with a tax value below list price. If you have a full time agent with a Masters degree in Planning with Finance and over two decades of experience, working for you, you will likely do better in negotiations. There are a variety of areas in and around Charlotte where you can live in a condo and be convenient to a horse farm. I am going to give you one example since I am more familar with the northern end of Charlotte.

The townhome community of Holly Ridge is in north Charlotte is just off of Mount Holly-Huntersville Road which may work for you. Also, numerous communities in Huntersville, such as Tanner's Creek, Rosedale, and Crosswinds have townhomes. You would probably be around 10-15 minutes from the farm.
