I can understand your frustration, If you are working with a Realtor who really knows what you want they can guide you in the way to make the best offer quickly. Cash does not always make that big of a difference if the home is in sound shape and your offer is strong. Most of the homes being sold these days are financed.
Living far away is more of a problem than the cash buyers. Since many people are making offers you need to get your offer in right away. If it takes you several days to see the home, it may already be off of the market Your Realtor needs to sell you to the seller and their agent. It is not just a matter of sending the offer in.

Hello. You are wise to be checking financials. Carlsbad has severe budget cuts and classroom sizes are up to 40 students now, even at Pacific Rim and Aviara. Parents are getting involved volunteering as aides and raising funds. But the iron-clad ratings of Carlsbad schools are fraying lately. Safe to say the future could be similar. We have several charter schools in our area that offer great options as well. And there are also plenty of private school options. So lots of variables here. If your son is just born, you might consider buying a home now with good resale potential and postponing your decision as to schools for a few years. Important thing is to buy now. Then in a few years at least you have equity and can trade into a different district depending on what holds true at that time.... more
The intent of those homes are for owner occupied buyers. If you buy a home with the intent for it to be your primary home and there may be follow up from Fannie Mae to make sure that you are occupying the home as promised in an affidavit that you will need to sign in escrow. If your situation changes and you can not live in the house as long as the required minimum months, then you need to be ready to answer to them with a good story that proves that your intent was not to be an investor taking advantage of a home program that is intended for an owner occupied buyer. By the way that you are asking the question it sounds like you are not closed and already planning on not living in the property. You will be asked to sign paperwork stating that you are intending to make this your primary residence. It is fraud to knowingly misrepresent yourself. I would be very careful about matching your intentions and story to the paperwork that you will need to sign.... more
